European Public Real Estate Association – Global REIT Survey: A comparison of the major REIT regimes in the world.

Since the last edition of the European Public Real Estate Association (ERPA) survey was issued in September 2004, there have been tremendous developments around the world in the REIT arena, not least in Europe. Listed real estate has firmly established itself as a separate asset class, and Governments around the world have adopted the merits of tax transparent structures. The introduction of the French SIIC in December 2003 proved the catalyst for subsequent developments in Europe. The updated Global REIT Survey is a snapshot of the current situation in 2007. EPRA plans, on a regular basis, to update and publish the latest changes.

Embedded value reporting has come a long way during the last three years. In 2004, only a few companies were taking first steps down the European Embedded Value (EEV) route and the ability to make valid comparisons of these results was limited due to the lack of disclosure. In 2005 we saw the majority of CFO Forum members publish on an EEV basis and also the publication of some further disclosure requirements – particularly on sensitivities.
